How much does it cost to build a commercial plaza in Attock?
In 2026 the grey structure of a plaza in Attock runs about Rs 3,100 to 3,600 per square foot of built area with material, and a finished plaza about Rs 5,500 to 7,500 per square foot depending on the finish, the lift and the front elevation. A 10 marla ground-plus-two plaza of about 7,000 square feet lands near 2.2 to 2.5 crore as a grey structure and 4 to 5 crore finished with a lift and a glass front. Islamabad and Rawalpindi run 15 to 25 percent higher because of land access, labour and material rates.
Why is a plaza more per square foot than a house?
A plaza is a full reinforced concrete frame: columns, beams and thick slabs on every floor, with longer spans over the shops. It uses about 3.4 kg of steel per square foot against 2.2 in a house, and more crush and cement. Then come the items a house never has: a lift, fire fighting, a generator, shop shutters and a glass or aluminium front.
How much does a basement add?
About 35 percent more per square foot than a floor above ground, for the deep excavation, retaining walls, raft foundation, waterproofing and pumping. Basements are worth it for parking when the plot is small and the bylaws allow it; the calculator prices one with a tick.
What does a lift cost?
A local-assembled six to eight person lift costs roughly Rs 7 to 8 lakh per stop installed, so a ground-plus-three plaza with four stops is about 30 lakh, and an imported unit more. The shaft and machine room are part of the grey structure.
What does the finished price include?
Tiled or porcelain floors, plaster and paint, false ceilings in the lobby, shop shutters, wiring and distribution boards, shared toilets on each floor, stairs and railings. Tenants usually fit out their own shop interiors; the premium grade adds marble lobbies, glass shopfronts and branded fittings.
How long does a plaza take?
Grey structure runs about two months per floor including the foundation, so a ground-plus-two plaza is about six months to a bare structure and ten months to a finished one. A basement adds two to three months. The stage-wise plan we sign has a date and an amount against each floor.
Do you handle the drawings and approvals?
Yes. Architectural and structural drawings, the soil test, and the approval from the TMA or the housing society come first, and they are priced separately because each society has its own fees. We can also advise on the shop mix and the mezzanine for the best rent.
